Spray Foam Floor

2" Closed Cell Spray Foam Floor

$5.96 per sq ft

Applies to: All models

A 2 inch layer of closed cell spray foam applied to the floor of your building. Porch area is not charged. We also put in rodent deterrent into the sprayfoam.

Why it matters

Approximately R-14 of insulation under your floor, which keeps the floor warmer
Closed cell foam does not absorb water and seals against ground moisture
Helps block drafts through the floor system
A great fit for cabins, workshops, and any building you plan to heat

Example: A 12x32 cabin with a 6ft porch has 312 sq ft of enclosed floor (26 ft x 12 ft), so the spray foam floor is $1,859.52.

Garage Doors and Openers

Garages come standard with a 9x7 roll up door. Upgrade to an insulated overhead door and we credit you $675 for the roll up door.

Framing and Wall Height

2x6 Wall Studs

$25 per linear ft of building length

Applies to: All models

Replaces standard 2x4 framing with heavier 2x6 studs on 16 inch centres.

Why it matters

Room for deeper insulation (R-20 to R-22 batts instead of R-12 to R-14)
A heavier wall frame
A good fit if you plan to finish and heat the building
Requires a CSA man door upgrade

Example: 20 ft building = $500, 32 ft building = $800.

Extra 14" Wall Height

$25 per linear ft of building length

Applies to: All models

Adds 14 inches to the sidewall height. Lofted models go from 6'7.5" to 7'9.5". Gabled models go from 7'9.5" to 8'11.5".

Why it matters

More headroom
More clearance for taller doors and shelving
A less cramped interior, especially in cabins with lofts

Example: 24 ft building = $600, 32 ft building = $800.

Extra Loft Space

Applies to: Lofted models only

Extends the overhead loft storage platform beyond the standard loft.

Flooring and Floor Strength

3/4" Garage Grade Subfloor

$2 per sq ft

Applies to: Standard on garages, optional upgrade on cabins, barns, and sheds

Replaces the standard 5/8" subfloor with a 3/4" subfloor.

Why it matters

A stiffer floor with less flex under heavy items like equipment, toolboxes, and ATVs

Example: a 12x24 building = $576.

Double 3/4" Subfloor (1.5" total)

$3 per sq ft

Applies to: Garages only

A second full layer of 3/4" subfloor over the first.

Why it matters

Extra strength for vehicles and heavy equipment

Example: a 14x32 building = $1,344.

12" On Centre Floor Joists

$25 per linear ft of building length

Applies to: Standard on garages, upgrade on cabins, barns, and sheds (standard is 16" on centre)

Spaces the 2x6 pressure treated floor joists 12 inches apart instead of 16.

More support points for a stronger floor under concentrated loads

Weatherproofing

Roof Membrane

An underlayment beneath the metal roof.

Why it matters

Helps control condensation under the metal roof
